Our Valuation Services Include
We are fully qualified and registered to carry out bank form valuations with Bank of Ireland (BOI), Permanent TSB (PTSB), Allied Irish Bank (AIB), Haven and EBS.
A probate valuation is required for a grant of probate when a loved one dies. The valuation is carried out on behalf of the deceased and calculated at the date of death. Our valuations are carried out to Blue Book standards and will satisfy all of the legal requirements to insure probate is granted without issue.

We meet the landlord at the property, provide advice on presentation, contents, and current open market rental value.
We advertise the property on property websites including kelly.ie, topcomhomes, daft.ie and myhome.ie free of charge.
We show the property and interview all tenants, go through references including, landlord, work, photo id and PPSN numbers and put forward to you our preferred candidate. When it comes down to selecting a tenant we are careful to avoid potential problems so we will advise you on not just who has offered the most rent but who we feel will stay long term, has good references, and overall suitability.
Once we have selected a strong candidate we will secure a security deposit (equivalent to a month’s rent), draft a lease agreement, take gas and electricity meter readings, take inventory of contents in the property and instruct the tenants to make rental payments directly to your account on time in advance every month.
We will get the first month’s rent before the keys are given to the tenant on the move in date.
Going forward we will remain a point of contact for you, the landlord, and your tenant should you require any assistance or advice going forward. We can liaise with the landlord to arrange all sorts of maintenance as and when required.
On top of the letting we can carry out an inspection after 12 weeks at your request to ensure the tenants are looking after the property and prepare a report for you each inspection.
At the end of the lease we can carry out an inspection one week before the tenant moves out to give the tenant time to rectify any outstanding issues (should there be any) prior to them moving out. When the tenants vacate we collect the keys, do a final inspection with the landlord and take meter readings. We can also arrange any maintenance required including painting and cleaning etc.
